House Rules and Rental Conditions

Welcome to our cabin!  We’re pleased to host you and hope that you and your group enjoy all that our property has to offer. We ask that a few simple rules be followed to ensure an exceptional and memorable experience. As such, we’ve outlined our House Rules and Rental Conditions below. House Rules

  1. This is strictly a NO SMOKING property.
  2. No Pets & Animals shall be permitted at any time.
  3. Occupancy limit of 8 individuals shall not be exceeded.Guests, other than those registered with the host, are not permitted.
  4. Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. Guests must be mindful of their noise levels at all times.
  5. Neighborhood quiet hours are strictly enforced from 10PM-8AM.
  6. Street parking is prohibited. All vehicles must be parked in the gravel parking area.
  7. Parties / events, lack of decorum and disruptive noise will not be tolerated.
  8. If the neighbors are disturbed, Sunrise Rock LLC reserves the right to ask the tenant to vacate the premises with no refund.
  9. Guest must maintain all property and furnishings in good order.
  10. Guest may only use appliances for their intended use.
  11. Guests may not send packages to the house.
  12. Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home.
  13. All trash must be taken out and placed in the onsite trash can.Failure to do so will result in additional cleaning charges.
  14. Maximum occupancy cannot be exceeded at any time.
  15. No firearms or fireworks permitted anywhere on the property.No hunting on the property.
  16. No glass allowed in or near the hot tub.  If broken glass is found in the tub, there is a $250 fee. 
  17. The reservation is subject to immediate and non-refundable cancellation if guests become disruptive, unruly, or unregistered guests are on the property. 
  18. No commercial photography/videography without prior approval.
  19. Fires must be attended by an adult at all times and fully extinguished before leaving the area. The registered guest assumes all responsibility and liability of fires in fireplaces and fire pits. Fire screens must be used at all times. Fires outside designated areas are not permitted at any time. In extreme weather conditions, outdoor fires may be prohibited.
  20. Please leave the natural surroundings as you found them, which includes staying on marked trails, not removing any items from their original environment, collecting and properly disposing of all refuse, respecting the trees, wildlife, and surroundings.
  21. Kitchen –  Dishes, countertops, stovetop and refrigerator should be clean upon checkout. Remove all perishable, personal food items. Dishwasher may be left running. Additional cleaning required will be charged to Guest.
  22. Please be advised that due to the natural setting of our cabin and the inherent possibility of encountering bugs, we regret to inform you that we do not offer refunds for bug-related concerns.

 

Check-In / Check-Out                                       

Check-in time is 4:00PM. Early check-in may be available upon request.  Check-out time is 11:00AM. Late check-out may be available upon request, so please ask for cost and availability.  Please note that these times are strictly enforced, and that arriving before 4pm or checking out after 11am without prior approval is against our policies. Failure to abide by the requested check-in and check-out times may result in a $50 fine for every 30 minute violation before or after the times provided.                  

 

Primary Guest Charges

The Primary Guest may be required to pay for incidental charges and other fees incurred during your stay. The name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: extra cleaning fees, unauthorized pool heat, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay, the primary guest will be charged for said amounts. No charges will be processed without prior written notice.

 

Security Deposit / Additional Costs      

If applicable to your reservation, the security deposit will be used at the sole discretion of Sunrise Rock LLC to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear). Additional costs include but are not limited to: cleaning beyond normal wear and tear, removing excessive garbage, repairing or replacing any part of the premises, its contents, common areas and recreational facilities for damage caused after your move-in. In the event that said deposit is insufficient, you agree to allow Sunrise Rock LLC to charge your credit card on file to pay the additional costs or we may send you an invoice that is payable in full upon receipt. If all terms and conditions of the agreement are fulfilled, the deposit will be returned in full within 2 business days after guest departure.

 

Repairs and Maintenance

We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD players, stereo equipment, or spa. Please report any inoperative equipment to our office promptly.  Sunrise Rock LLC will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by a Sunrise Rock LLC property associate, a maintenance service professional will be dispatched.

 

NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE SUNRISE ROCK LLC WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY.

 

Cancellations & Refunds

If the guest cancels or otherwise terminates this agreement at least 30 days before check in we will issue a 100% refund (minus an 8% processing fee).  If the guest cancels at least 14 days before check-in we will issue a 50% refund (minus an 8% processing fee).  No refund if Guest cancels less than 14 days before check-in. 

 

 No Smoking & Vaping Policy

The cabin and property are strictly non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors.

 

Good Neighbor Policy

You agree to abide by all rules and regulations set forth by local ordinances, which includes a “Good Neighbor Policy”. You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, failure to properly store trash, and failing to follow your agreement with the Management Company. Quiet hours are strictly enforced between 10:00PM-8:00AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this property.

 

Property Inspection

An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify Sunrise Rock LLC immediately to ensure that such issues may be remedied in a timely manner. The property may be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued or violations to the pet and guest policy is observed.  The guest understands that this may occur anytime during the guest’s stay if there is noise or reasonable suspicion of a party or any other violation of the house neighborhood rules or city ordinance.

 

Occupancy Limits

Our rental rates are based upon a maximum of 8 guests. Children are counted in total occupancy.  Guests who violate the occupancy limits are in serious violation and breach of these Terms & Conditions, and Sunrise Rock LLC reserves the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or occupancy limits.                                                          

 

Security & Monitoring

This property contains exterior security cameras on the front of the house, parking lot, and gate/entrance. 

                                                                       

No Event/Party Policy

Unless otherwise authorized in writing by Sunrise Rock LLC, no gatherings, loud celebrations, parties or other private events (collectively “events”) are to be held at the vacation rental property during your occupancy. Holding an event without receiving prior approval, permit or permission from Sunrise Rock LLC is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Sunrise Rock LLC may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may occupy the property during the reservation periods.

 

No Hold Over Policy

Unfortunately, we cannot permit you to remain on the vacation rental property beyond the date and time of checkout that you have previously agreed to during your reservation and confirmed by email, unless you have made a prior written agreement. If you hold over or remain on the property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the property by Sunrise Rock LLC, its representatives, and/or law enforcement. You further consent to permit Sunrise Rock LLC to remove your personal belongings to a location of the owners choice, where you may retrieve them.                  

 

Vacation Rental (Not a Lease)

This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.

 

Liability and Obligation to Follow Rules

By agreeing below, you understand that Sunrise Rock LLC is only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless Sunrise Rock LLC and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.                                                         

 

Host / Owner Cancellation of Reservation

If the property which is the subject of this agreement becomes unavailable for any reason, all monies shall be returned in full to the guest, with no further liability opposed upon Management or the property owner.  Sunrise Rock LLC will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of God, insurrections, terrorism, or any other cause.                   

 

Property Unavailable Disclosure

If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Sunrise Rock LLC, has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest’s occupancy of the property, violations of the occupancy limits, rules regarding pets & animals, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation. If the reservation is canceled pursuant to this section, Sunrise Rock LLC will return all monies deposited to the guest.                                                            

 

Miscellaneous

There are inherent risks of staying in a natural setting, including falling from a height, limbs/trees falling on the house or deck area, animals, insects, etc. These are risks that cannot be eliminated without changing the essential nature of the experience.  All guests are responsible for their own actions during the course of their stay and agree to release, indemnify, and hold harmless Sunrise Rock LLC, the property owners, agents and employees for damages or injuries to persons, their minor children or property by reason of any cause either in or around the premises. 

Sunrise Rock LLC accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or collapse of building structures. Sunrise Rock LLC will not be responsible for the loss or damage of any property left in or around a cabin other than as required under Ohio law. Sunrise Rock LLC will not be liable for any indirect, consequential loss or pure economic loss (whether caused by the negligence of the company, its employees, contractor, agents or otherwise). The company’s total liability shall not exceed the value of this contract.  Nothing contained in these terms and conditions may be read or construed as excluding any liability for death or personal injury caused by Sunrise Rock LLC negligence or liability for fraud or fraudulent misrepresentation. These terms and conditions will be governed by and construed in accordance with the laws of the state of Ohio, without regard to conflict-of-laws principles.                      

ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances.
